Installation of an egress stair on the left (north) elevation of the building, located toward the rear of the property. An existing window opening, 2nd from the rear of the building, will be removed and the wall below removed to the floor elevation to allow installation of a door. The staircase will be constructed on metal painted black and will have a metal roof colored to match the building. The stair treads will be galvanized metal.

Staff Comments
On the right (south) side of the building there is an access easement for the building to the south and to the rear (east) of the building is the James White Parkway right-of-way. Because of this, the only place to put the egress stair is on the north elevation. The applicant is proposing to put it as far back on the property as feasibly possible. The modification of the window opening to create a doorway is appropriate for this request because it requires the least amount of building modification, as opposed to creating a new opening in the building wall. The egress stair is required to have a roof according to the building code.

Staff recommends that the metal staircase and railing have a powder coated finish for long term durability but this is only a suggestion, not a requirement.
