Level 1: Minor alteration of an existing building/structure

Revise the storefront design for the rear (Promenade facing) elevation for the previously approved Certificate of Appropriateness (12-A-13-DT). See sheet "a.1.3" for a comparison of the proposed vs. previously approved storefront design. The proposed patio is not part of this application and will be reviewed as part of the City of Knoxville Sidewalk Use Agreement process.

Scope of work: remove existing brick to the extent of the original window openings and infill original oipenings with new wood-clad storefront, stained wood doors, and patterned glass transoms similar to the finishes at the Gay Street entry to the Maple Hall Bowling Alley.

Staff Comments
The design guidelines have specific recommendations for the Promenade structure (Section 2.D - The Promendade District), however, the guidelines are for signage only and not the for the building. This proposal does not include signage.

The Maple Hall Bowling Alley is within the JCPenney Building, which is within a national register historic district so the Historic Resources section of the guidelines do apply. Storefronts on the rear of the building are not part of the original design of the building and were added when the Promenade was built. Original window openings were infilled with brick or expanded to create doorways and storefronts, as needed to create these new Promenade storefronts. This proposal uses these existing openings and requires minimal removal of the original brick to install the storefront. Most of the brick to be removed will be below the window openings to create a doorway.
