Level 1: Minor alteration of an existing building/structure

This proposal includes revisions to the previously approved Regas Square building (COA 12-C-15-DT).

1) Front entrance to residential shifted westward, but is still on the south (Depot Ave.) face of the building. The residential entrance is differentiated from the commercial entrances by having a single door vs. two doors. See sheet A201 and detail #4 on sheet A203.
2) The windows and glass doors at the balconies changed sizes and configuration mostly due to structural reasons.
3) The bedroom windows are the same size, but only have the larger transom on the top level (6th floor).
4) The rear building screens at the garage are now redesigned to align with the mullion design on the front of the retail spaces. See sheets A207 and A208.
5) Some of the service doors and louvers changed locations, but are still in the same general service area of the alley.
6) The top of the metal panels at the parapets was slightly simplified, but is still a metal panel facing.
7) The storefront systems at the retail was simplified, offering larger panels of glass. The previous design had a horizontal muntin dividing the large transom into two smaller transoms.
8) The recessed façade above the 2nd floor courtyard was slightly modified to reflect the final interior floor plan of not having an elevator lobby at its interior.

Staff Comments
In staff's opinion, the proposed revisions to the previously approved plans are in compliance with the recommendations of the design guidelines.
